Conditions of Letting

  • The property is available for occupation from 4pm on the day of arrival and must be vacated by 11am on the day of departure.
  • Every effort is made to ensure all items of equipment described and supplied by owners are in good working order. However, no guarantee is given or liability accepted if any breakdown occurs. Repairs are always effected as soon as possible.
  • All linens and towels are provided (incl. beach towels in the summer months).
  • The tenant will preserve the furniture and furnishings in the premises from being destroyed or damaged and will keep the furniture in a clean and sanitary condition. The tenant will pay the owner the value of all objects of furniture of household effects lost, destroyed or damaged beyond repair. Any damage or breakages to the property, fittings or equipment must be reported to the owner immediately.
  • The personal belongings of the tenant are the complete responsibility of the tenant and no liability can be accepted for any loss or damage.
  • Properties are equipped and offered for the number of persons stated and parties in excess of these numbers cannot be accepted. (Please note, if the number of a party are found to exceed the maximum number accepted by us, the security deposit will be immediately forfeit)
  • The property and all equipment, utensils etc must be left clean and tidy at the end of the tenancy and the tenant must vacate the property in the same condition as it was found in accordance with the obligations stated above. Should it be found that an excessive amount of cleaning is required a charge will be made.
  • The owner reserves the right to terminate the tenancy immediately if any of the above conditions are not observed.
  • The owner accepts no responsibility for work taking place outside the boundary of their holiday properties, nor for noise or nuisance resulting from third party activity over which we may have no control or prior knowledge.
  • No domestic animals may be brought to the property (unless previously agreed with owner).
  • The property is non-smoking at all times.

Fees & Cancellation Policy

  • Reservations are accepted on full payment by cheque.
  • Confirmation of booking will be issued by the owner upon receipt of full payment.
  • Once confirmation of booking has been issued by the owner, the tenant is liable to forward the security deposit of CAD 1000, also by cheque, at least 28 days before the beginning of the rental period.
  • Detailed arrangements for access to the property will be given upon receipt of full payment.
  • If the property shall be made unavailable by the owner for whatever reason or burnt down or rendered uninhabitable by fire or any other cause before the commencement of the rental, the rental agreement shall be cancelled and the rent paid as well as any deposits shall be refunded. The tenant however shall not be entitled to any further damages.

Security Deposit

  • A refundable deposit of CAD 1000 is payable at least 28 days before the arrival date. The deposit will be cashed on receipt but it is fully refundable once the property has been inspected for damages by owners or their delegate (up to 3 days after rental end date).
  • The deposit will be returned by cheque within 7 days of the end of the rental period.
